Anyone tried to hay volunteer ryegrass coming up on ground that was worked the year before, but can't be this year. Very thick carpet in places just weak and wispy looking It should be joined by Johnson grass soon. I'm thinking of spraying 24-d and some nitrogen. Opinions wanted..

Did you plant Johnson grass where it is? If so you need to get it knocked down somehow. Bale, graze or shred. With all this rain it will make a thick carpet that will roll over and the other grasses will have a difficult time punching through it. I would mob graze in a couple weeks it if that is an option.

I would mob graze in a couple weeks it if that is an option. 50 acre unfenced Hayfield. I've grown haygrazer on it for three years. Property has went on the market and I can't get a guarantee to get a crop off if it sells. No matter how much haygrazer I planted always has a good precent of jg. And it went to seed last year. Low rain made the third cutting so pitiful I didn't cut it. I want to keep the place but to many unknowns to spend the money on haygrazer .

Yes. Not as good as planted seed but plenty good for cows. Heck the seed value of the hay is worth enough to bale up if you can roll it out on your property. Whats the asking price on the property?

If it’s early enough in its growth stage that the fertilizer has time to boost it then I would say yes. Nitrogen should add tonnage and protein. Never seen where a little fertilizer hurt anything that was actively growing.

In my area, it would be 30 day minimum if they went thru any kind of title search at all...longer if the buyer needed financing or new survey. I accepted a bid on a parcel in mid-May 2016 and closed & had my $$ on 18th of June but it was a cash deal. Closing was done thru a title company.
My brother's 24 acres took over 6 months to close and that was 6 months after survey was complete, bid was accepted and after the buyer had financing all lined up. There was just a backload of closings at the title company they used.

Does your lease give you a time limit to cancel the lease? Is it month to month? If a big corporation bought it, they would get you off as soon as they legally can regardless if the property was closed on or not. They will want to start pre-construction work such as surveying and soil samples. Things that they can do and not spend much money. I might fertilize it with some nitrogen but I wouldn't spend much more than that without some agreement that gives me enough time to get my investment back.
